1. Product Description
PropCashflow.my provides a digital data product: a directory of cashflow-positive rental properties in Malaysia with conventional and Islamic financing analysis. The product is delivered as a digital download (PDF and web access).
2. All Sales Are Final — No Refunds
All purchases are non-refundable. This is a digital product delivered instantly upon payment. Once payment is processed, no refunds, exchanges, credits, or chargebacks will be issued under any circumstances.
By completing a purchase, you acknowledge and agree that:
- You have reviewed the sample data and product description before purchasing.
- You understand the product is a data compilation, not personalised financial advice.
- You waive any right to a refund, chargeback, or payment dispute.
If you initiate a chargeback or payment dispute, we reserve the right to revoke your access and pursue recovery of the disputed amount plus any fees incurred.
3. Pricing and Payment
- The current price is SGD 999 (one-time payment, lifetime access).
- Payments are processed securely through Stripe. We do not store your payment card details.
- Prices may change at any time without notice. Changes do not affect completed purchases.
- All prices are inclusive of applicable taxes unless stated otherwise at checkout.
4. Delivery
The product is delivered digitally and instantly upon successful payment. You will receive access via email and/or download link. If you do not receive your product within 24 hours of purchase, contact us at the email below.
5. Licence and Usage
Upon purchase, you are granted a personal, non-transferable, non-exclusive licence to use the product for your own investment research purposes. You may not:
- Redistribute, resell, or share the product with third parties.
- Reproduce the data in bulk for commercial purposes.
- Use automated tools to scrape or extract data from the web access portal.
We reserve the right to revoke access for violations of these terms.
6. Data Accuracy and Disclaimer
The data provided is compiled from publicly available property listings and financial calculations based on prevailing rates. While we make reasonable efforts to ensure accuracy:
- The data is provided "as is" without warranty of any kind, express or implied.
- We do not guarantee the accuracy, completeness, or timeliness of any data.
- Property prices, rental yields, financing rates, and tax rules change frequently. Always verify independently before making investment decisions.
- This is not financial, legal, or tax advice. Consult qualified professionals before making investment decisions.
7. Limitation of Liability
To the maximum extent permitted by law, PropCashflow.my and its operators shall not be liable for any direct, indirect, incidental, consequential, or special damages arising from your use of or reliance on the product, including but not limited to investment losses, lost profits, or data inaccuracies.
Our total liability for any claim arising from the Service shall not exceed the amount you paid for the product.
8. Intellectual Property
All content, data compilations, analysis methodologies, and design elements of PropCashflow.my are the intellectual property of the Service operators. Purchase of the product does not transfer any intellectual property rights.
9. Privacy

10. Changes to Terms
